Planning approval has been obtained for some 41,000 sqft of new build Class 4 and 5 business and industrial floorspace.
Fusion Assets have undertaken a package of enabling advanced infrastructure works to address ground conditions and accessibility ground conditions to create a fully serviced and development ready site, prior to seeking a joint venture partner to undertake the development scheme.
The current proposed site layout identifies three main industrial units forming a courtyard style development. Within each of the three blocks, individual units can be combined or subdivided to offer a flexible range of accommodation for both sale and lease. Anticipated unit sizes will range from 1,450 sqft to 18,000 sqft.
Following the designation of the site as part of the Life Sciences Enterprise Area by the Scottish Government, Fusion Assets is currently reviewing its plans for the development with a view to creating high specification hybrid units combining laboratory, commercial and industrial space.
