Strategic regeneration of a forgotten site bringing high quality units to Bellshill.

Western Campus is a prime example of strategic regeneration, which saw Fusion Assets transform a 3.6acre brownfield site within Strathclyde Business Park into a modern industrial estate.

Delivered through another joint venture with Central Building Contrators , and part-funded by a £2.1m SPRUCE loan, the development created 15 high-quality industrial units totalling over 43,000 sq ft.

Completed in late 2016, the estate quickly attracted a mix of national and local occupiers, and the development was successfully sold in 2019, generating returns that have since been reinvested in  Fusion’s wider regeneration efforts.
