Drumpellier Business Park is a strong example of Fusion Assets’ wider regeneration role, transforming the former Luggie Glen sewage works on the western edge of Coatbridge into a modern, well-connected mixed-use development. The site was initially remediated and supported by the construction of a new access road, creating a development-ready platform.
The first phase delivered a 7,400 sq ft office pavilion, developed through a joint venture with Ogilvie Group Developments. Enterprise House has been fully let for a number of years and supports a diverse tenant base, including Glenallachie Distillers Company, Lanarkshire Care Partners and First Vehicle Leasing.
In response to changing market conditions and the evolving character of the surrounding area, including significant new housing development, the joint venture partners have secured planning permission for a strategic change of use across the remainder of the site. Outline consent is now in place for a residential-led scheme comprising a mix of houses and flats, and the site is currently being promoted to housebuilders.
